SLPPOA Newsletter   January 2002

The intent of this newsletter is to report the official minutes of the Board meetings and other unrelated events or notices which may be of interest to our Association members.

Board meetings are normally held the 3rd Monday of each month at 7:15 PM at the SLP fire station. All property owners are welcome.

OFFICIAL MINUTES OF THE SLPPOA BOARD MEETING

January 28, 2002

Meeting Called to order at 19:20.

Board Meeting minutes for November were reviewed. Cooke moved and Doub seconded acceptance of minutes as corrected Minutes approved unanimously.

Reports

Treasurer
-Account balance is $42,874.82. Receipt of annual payments is over 50%.
All bills have been paid and the down payment for snow removal has been made.
Marj asked for assistance in sending out new member packets and getting notices when property changes hands. As this was previously a duty of the Secretary, so the Secretary will perform this task.
The update for Quickbooks has been purchased which should provide better reporting and data exchange.
Marj will prepare the taxes from the Quickbook software for filing. Marj has the Profit and Loss, current accounts and other financial statements available for review.
Annual assessments not paid by April 1, 2002 will be assessed late fees.
Two owners are significantly in arrears. One including late fees from 2000, assessments and late fees from 2001, and the annual assessment from 2002. Ann Cooke will ask Debbie Larson to perform the annual review of the books.

Water
- There was one brief water outage in December that was quickly repaired.

Roads
- No snow has meant that no snow plowing has been required. One road sign is missing. Mark Doub will call Sandoval County to get a new sign installed.
One resident called about raising Forest Road 10. As the road is owned and maintained by the county, Doub called the county to request grading. Some emergency road repairs have been completed (fixing a major road hole).

Architecture
- One lot has been sold and needs a new member packet. A realtor requested SLPPOA grant a variance from property setbacks and construction on adjoining property, Unit 1 Lot . They were informed that SLPPOA could not grant a variance that would impact the situation. The buyer and seller reached a mutually acceptable agreement. SLPPOA did not grant a variance.
McConaha will work to track property sales this year and inform new buyers about SLPPOA and the requirement to join the Association.

Legal/Covenants
- Ann Cooke has not talked with Peter Shoenfeld lately. She gave Shoenfeld Allen Schmeidicke's number to discuss his concerns about commingling the water rights in Systems 1 and 2.

Forest Service/Parks/Neighborhood Watch
- USFS will be burning on Virgin Mesa for the next week or two. No new items to report in Parks or Neighborhood Watch.
Sondra Cantrell received an invitation from Fire Wise Communities to participate in an exchange of ideas in San Diego March 26 - 28th. Fire Wise Communities is an organization to share ideas and develop concepts to help communities reduce the danger of wildfires. Expenses for the meeting will be paid from a grant. Ann Cooke will look into the meeting and may be available to participate.

Long Range Planning
- Discussed the need to complete the Long Range plan outlined in October. The Board agreed that the plan as outlined should be completed. Star and Smith will contact the board members and others to begin collecting the information needed. The plan will concentrate on water and roads and get this in place first. Management plans and activities will be lower priorities.
Allen Schmiedicke volunteered to assist in developing the long-range plans.

- None

New Business
- The mailman found a set of keys with vehicle and Laboratory office keys and several other keys at the mailboxes. Please contact Marj Lawrence if they may be yours.
