SLPPOA Newsletter August 2001

The intent of this newsletter is to report the official minutes of the Board meetings and other unrelated events or notices which may be of interest to our Association members.

Board meetings are normally held the 3rd Monday of each month at 7:15 PM at the SLP fire station. All property owners are welcome.

August Board Meeting Minutes

Board meeting called to order 7:28PM
Board members in attendance: Ann Cooke, Suzanne Star, Kirk Thompson, Marj Sigler, Wayne VanderHam
Absentee Board members: Eric Larson, Maggie Schmitt, Sondra Cantrell, Bill Sigler
No corrections noted on the July minutes. Cooke moved, Marj Sigler seconded. Minutes approved as submitted.

Treasurer / Marj Sigler
Marj Sigler reported a LANB account balance of $44,584.28. There are outstanding account receivables of $1,450.03, which represents three lots, all carryover amounts from last year and one that includes next year's estimated assessment per bank loan officer request. She is continuing to send monthly statements with the $5.00 or 1.5% late fee assessment which ever is greater.
Marj Sigler also reported receiving the new listing of Lot Owners from Sandoval County Assessor's office.
VanderHam indicated that he had followed up on the few delinquent accounts. Marj Sigler reported that she had received the NTTC non-taxable transaction back from US Filter.

Water / Kirk Thompson
Thompson reported that he is still working on the permit and had filed an application to co-mingle the water systems. He reported that System 2 ran out of water because of high usage. He added that the new pump should be installed next week or the week after. Thompson stated that Jacuzzi, the pump company called in to remedy the problem, has not been able to determine the cause of the pump failures and has volunteered to build a special stack for us. Jacuzzi baled the well and reported it clean with only small amounts of sand. They are honoring the pump warranty.
Thompson added that the electrical work is almost finished and that a water sample was done on the metal elements of the SLP systems.

Roads / Bill Sigler
Bill Sigler submitted his report, which stated that Pete has been called to repair the erosion problems that have exposed the buried power line on Los Griegos. Pete is out of town and will not be back until Tuesday evening. On Wednesday, Pete hopes to be able to get this problem repaired and the roads graded again. Sigler also stated in his report that he would talk with Pete again regarding the burial of the culvert at the fire station.
Cooke reported that there is a culvert showing on Hovenweep, that Trilobite has a washboard problem and that property owners are reminded that if the property owner provides (buy and deliver to premises) the culvert the Association will pay to have it installed.

Cooke reported that an approved fence was done very nicely.

Legal / Ann Cooke
Cooke stated that she had followed through on a letter submitted from Garcia to the District Attorney requesting action on the dog problems in SLP.
It was noted that articles in both the Albuquerque Journal and the Jemez Thunder reported that Sandoval Country has proposed an animal control ordinance that would give Country Animal Control some "teeth".

Star reported that Rebecca West is a new Jemez fire prevention tech who can be reached at 829-3535 rebwest@fs.fed.us regarding burn information on private property.

Old business
Star asked when the slash pit would be burned and reopened. Thompson suggested that the next burn would depend on who would be willing to dedicate the time to monitoring the burn. Star added that Frank Green of the La Cueva VFD could be contacted for slash disposal in a pit located in La Cueva (829-4084).
VanderHam read an email from a property owner opposed to the co-mingle of SLP water systems. The Board stated that the combination of the water systems was voted on about three years ago. The Board approved the combination of the water systems. All of the wells, water rights and water systems belong to the SLPPOA membership as a whole entity. Therefore, the Board was committed to operating the water system as one unit.

New Business
VanderHam requested that the nominees' statements for Board positions be posted on the Bulletin page of the SLP web site.

Cooke moved to adjourn the meeting.
